There is plenty of Bulgarian land for sale and some of it seems extremely cheap when compared to land prices in the rest of Europe. It can pose a great investment but there are some points you to need to take into account.
Firstly, it is important to know what sort of land is for sale. Most Bulgarian land falls into the following categories:
Agricultural; Non-Regulated; Regulated; With Property
Agricultural land in Bulgaria is exactly what it says; Land used for agriculture. This sector of land can prove very profitable in Bulgaria as there is a very large farming establishment that puts demand on this sort of land.
Non-Regulated land in Bulgaria is what most would probably know as ‘without planning permission’ and therefore Regulated land in Bulgaria is land that does already have planning permission.
The last main category of Bulgarian land for sale right now is ‘With Property’. This is normally a house that is in great need of repair or possibly even just a ruin but which sits on it’s own land. Beware that this sort of land in Bulgaria may at first glance seem that it therefore has planning permission but very often strict rules may mean that the planning permission may only specifically apply to the ‘footprint’ that the existing house occupies and may not allow the building of certain types of property to be built, therefore possibly rendering the land useless if you are purchasing it with intent of a particular building project.
It is important when you see Bulgarian land for sale that you know what category your land falls into and understand what is attached to that sector of land and the potential growth and profit available.
Many would argue that if you are just looking for Bulgarian land for sale to find a plot of land that is good for investment purposes then Agricultural is the easiest and potentially most rewarding. This land can often be bought much cheaper than other land but has growing demand and therefore better potential for profit. After all, the benefit of Agricultural land in Bulgaria is that it is in demand by farmers and investors but in future could also have planning permission applied for and thus increase the demand and value drastically.
Size is always important too. A plot of 2000-3000m2 is always an ideal size which allows for an affordable investment in Bulgaria but more than enough land for agricultural use or for converting to building land at a later stage.
Of course location is also always an important factor. At present, Bulgaria offers many areas that are up and coming but many would argue that the Yambol area, and Iglika in Yambol offer some of the best investment opportunities in all of Bulgaria. This is due to being near to the Black Sea resorts, near to the Turkish border and competitive prices with growing demand providing the perfect mix for an affordable investment today that could increase in value dramatically in the near future.
In summary, when looking for Bulgarian land for sale always consider the following points:
Land -Type- Plot Size- Location
Combine these points with price and common sense and you should find yourself onto a winner with your Bulgarian land investment.
